Warning Signs of Roof Damage – December 2016

Your home is (usually) the biggest, most important purchase you’ll ever make. The roof of your home is working 24/7 to make sure your home and family are safe. Your roof takes on all four season, storms, wind, and tons of moisture. Many homeowners don’t regularly inspect their roof for damage. Even if they do, they often don’t know what red flags to look for. Inspect your roof before there is a leak. Once you’re up there, here are some examples of damage to look for:

  1. Curling Shingles – When a shingle starts curling, it is more likely to catch wind gusts, causing a leak. Moss can grow underneath shingles, which lifts them up. Once a lift starts, the wind causes it to continue to curl. This will make the shingle brittle and at that point, they can break easily. Curling can also occur because of extreme heat exposure or because of a roof’s age. Curling shingles need to be replaced and are often a sign that it is time for a new roof entirely.
  2. Bare Spots – The small rock-like particles on a shingle are called granules. Granules are made of asphalt and protect the shingles from UV rays. The granules also give the roof a better appearance. It is natural for some granules to come off. If you are unsure if your roof is losing granules, check your gutters and downspouts for evidence. If you are losing too many granules, it could be time for a new roof.
  3. Broken/Missing Shingles – Shingles can be damaged by high winds, hail damage, or heavy foot traffic. It is crucial to replace missing and broken shingles as soon as possible to avoid needing an entirely new room. Check and see if your roof is under warranty, as the supplies and labor could be free!
  4. Damaged Flashings – A flashing can be around sky lights or chimneys. Flashings can be made of metal, plastic, or composite, and help redirect water around structures. A flashing can lift or lose its caulking, which can cause water to seep into the open space. If you see any signs of damaged flashings, make sure to call a professional contractor before it gets worse.
